Nevada's most famous brothel is on the market.

Bidding for the Chicken Ranch, on the outskirts of Pahrump, about 60
miles west of Las Vegas, starts at $6.95 million.

"It's a good return on your money," said owner Kenneth Green, 62, who is
looking to retire after 22 years in the brothel business. "If I was 40,
I'd buy it again.

"It's just time to sell and move on."

Green announced his intentions Monday. He declined to reveal how much
revenue the Chicken Ranch brings in, but he did say is that whoever buys
it can expect the investment to pay for itself in three to four years.

"I've always considered that the Rolls Royce of brothels," said Bob
Fisher, whose California public relations firm has represented the
Chicken Ranch since Green bought it. "It's always been squeaky clean."

Green dismissed speculation that his decision to sell was prompted by
the brothel next door, which continues to up the ante with plans for a
resort and golf course.

"They are a good competitor, and they're drawing more customers out
there," Green said of Sheri's Ranch.

Even so, he concedes that business is not as good as it was in the late
1990s. "Really, the biggest competitive problem is illegal prostitution
in Las Vegas. It's out of control," he said. "Once they get it under
control again, people will start going out to Pahrump."

The Chicken Ranch is the closest brothel to Las Vegas, at least by a few
feet, and it is the first of two on the drive to Pahrump. Customers go
west on state Route 160, then head south on Homestead Road until the
pavement runs out.

Both brothels are just outside town limits. Brothels are illegal inside
the city.

"We're internationally known," Green said. "All you have to say is, 'the
Chicken Ranch near Las Vegas,' and people get a little smile on their
faces. They know what it is. We're not selling poultry."

Fisher said the brothel's name traces back 160 years, to the La Grange,
Texas, brothel that was run out of the state in the early 1970s and
later immortalized on stage and screen in "The Best Little Whorehouse in
Texas."

Green bought the Chicken Ranch in 1982 after reading a cryptic ad in The
Wall Street Journal for a business that was "profitable" and "legal in
Nevada." The pharmacist-turned-real estate investor ended up paying
$1.25 million for the property.

"It was four double-wides, a pretty sad-looking place on 40 acres
outside Pahrump," he said.

Since then, Green has built around the mobile homes, adding a bar, three
bungalows for high rollers, a Victorian facade, an upgraded swimming
pool, and a new front parlor, where patrons go to see lineups and choose
their women.

In addition to all that, the facility now up for sale features a living
room, kitchen, manager's residence, workout room, and 17 "working
girls'" bedrooms, each with its own bathroom.

According to a news release from Fisher's firm, the sale price includes
"all furniture, furnishings and equipment." The buyer also gets the
brothel's Web sites and full rights to the Chicken Ranch name and logo,
a pair of legs with red high heels hatching from a chicken egg.

Though Green describes the brothel as a "turn-key" operation, whoever
buys it will have to apply for a brothel license from the Nye County
Commission and undergo a complete criminal and financial background
check.

The new owner also will also have to enter into new deals with the 30
women now under contract at the Chicken Ranch.

Green plans to publicize the sale by mailing out descriptions of the
property to commercial real estate brokers in Las Vegas and Reno. He
also plans to list the brothel on Web sites that cater to commercial
real estate specialists.

What he won't do is advertising in The Wall Street Journal. Green said
he tried, but the paper refused to accept his ad.

The Chicken Ranch is one of two Nye County brothels now available for
purchase. Angel's Ladies Brothel, just north of Beatty, has been on the
market since March, complete with a "for sale" sign next to its driveway
on U.S. Highway 95.

As of mid April, the asking price for that brothel, plus the 48 acres of
land surrounding it, was $1.8 million.
